Two kinds of painting work in one city

Painting in Ontario splits into two very different jobs: large commercial and distribution buildings along the freeways and the airport, and newer homes in Ontario Ranch where an association sets the colors. We scope both, and we keep them in separate conversations because the buyer, the schedule and the paperwork differ.

Ontario was planned from the start. The Chaffey brothers laid out the town in the early 1880s, central Ontario incorporated in 1891, and they gave it Euclid Avenue with its wide lanes and grassy median. More than a century later the city annexed its agricultural south and set out to plan it again at a much larger scale.

The airport and industrial corridor

Ontario's economy leans on warehousing and distribution, and Ontario International Airport ranks eighth in the country by cargo carried, so a large share of the city's painted square footage sits on industrial walls. Interstate 10 and the Pomona Freeway, State Route 60, cross the city east to west, tying those buildings to the region. The city's own specific plans show how much of this is planned industrial land, with areas such as Milliken Industrial Park, the South Ontario Logistics Center, Toyota Business Park and the Ontario Ranch Business Park. Each distribution building on those streets is a repaint candidate once its original coating chalks and fades.

Tilt-up concrete walls

Many of these buildings are tilt-up: concrete wall panels cast flat on the slab and lifted into place by crane. The panels are painted as one plane, but the joints between them are sealant, and failed joint sealant is replaced before any coat goes on.

Office fronts and entries

The office end of a distribution building carries storefront glazing, accent colors and signage, and it is the part visitors see. It is often painted in a separate phase from the long warehouse walls.

Retail pads and Ontario Mills

Ontario Mills opened in November 1996 on the old Ontario Motor Speedway parking lot, and the retail around it has its own repaint cycle. Retail work is phased around open hours so storefronts stay reachable.

Ontario Ranch and its associations

Ontario Ranch is where Ontario is planning its new housing, and much of it sits under community associations that approve exterior colors. The city annexed the area on November 30, 1999, first calling it the New Model Colony, and it covers 8,069 acres planned for 47,000 homes, eight schools and about 16 million square feet of retail, office and medical space over a 20-year build-out. Much of that land had been an agricultural preserve. For a painter, that means two kinds of calls. New homeowners want interiors changed from builder white, accent walls, or a garage and laundry finished. Associations and their managers need common-area walls, monuments, clubhouse interiors and, over time, exterior repaint programs across whole neighborhoods.

Association color approval

California's Davis-Stirling rules require an association to decide on a member's proposed change in writing, and a denial must explain why and how to ask for reconsideration. We help homeowners by painting approved samples and putting the product and color codes into the scope they submit.

Board and manager bids

For a board, we bid by building count, elevation and surface type, with a mockup approved before the program starts and a written schedule by street or phase.

Older central Ontario neighborhoods

North of the 60, central Ontario is the original town, and its houses are generations older than anything in Ontario Ranch. These are repaint jobs, not first coats: chalking stucco, sun-split wood fascia, and layers of earlier paint on trim and doors.

Any central Ontario home built before 1978 is planned as a lead job until testing clears it. We contain the work area with plastic, avoid dry power sanding and open-flame removal, and clean with a HEPA vacuum and wet wiping before the family uses the space again.

Owners of older duplexes and small apartment buildings near downtown can have units and exteriors scoped together, which keeps one crew and one schedule on the property.

Weather, coatings and air rules in Ontario

Santa Ana winds reach Ontario often in autumn and winter, and summers run hot, so exterior work is scheduled around wind and heat rather than squeezed in regardless. Blowing dust settles on wet paint, and hot walls can flash a finish before it levels.

Ontario also sits inside the South Coast Air Quality Management District, whose Rule 1113 limits the VOC content of architectural coatings sold and used in the district. Products are chosen from compliant lines, and the product data sheet for each one goes to the owner or manager with the scope.
