What the local rule requires

The process

Scrape, skim and texture: how the removal runs

With a negative test in hand, removal is a sequence of containment, scraping, finishing and cleanup, done one room or one zone at a time. The written estimate lists the rooms and the finish you chose for each.

  1. Seal the room

    Furniture comes out or is wrapped, floors are covered edge to edge, and walls are sheeted in plastic up to the ceiling line. Doorways into the rest of the house are closed off so the loose texture stays in the room.

  2. Scrape the texture

    The popcorn is scraped from the drywall and bagged as it comes down. Popcorn is made of small vermiculite or polystyrene particles in a binder, so it comes off as a loose, dusty debris that the plastic is there to catch.

  3. Repair what the texture was hiding

    Popcorn was popular partly because it hides imperfections. Once it is off, gouges, tape seams and old patches show, and each is repaired before any finish goes on.

  4. Skim coat or re-texture

    For a smooth ceiling, the whole surface gets a skim coat, a thin layer of compound about a millimeter thick that evens out the paper and the patched areas. If you prefer a lighter texture, a knockdown finish is sprayed and flattened instead, which also hides minor flaws.

  5. Clean up and hand back

A smooth ceiling looks the cleanest but demands the most finishing, while a knockdown ceiling forgives small flaws and costs less to finish. Which suits your house depends mostly on the light in the room.

  • Smooth: best where you want a modern look and the ceiling is not lit from a low angle. Where strong side light from windows skims across a ceiling, drywall trade guidance calls for the highest finish level, because oblique light exaggerates every ridge.
  • Knockdown: a mottled texture that hides imperfections a smooth finish would need extra sanding to cover. It is a sensible choice in bedrooms and hallways.

Priming and painting the new ceiling

A freshly skimmed or textured ceiling is primed before it is painted, because new joint compound is porous and drinks paint unevenly. Primer gives the finish coat an even surface to grip, so the ceiling dries to one uniform sheen instead of showing the skim coat through the paint.

The topcoat is normally a flat white. Flat is the standard ceiling finish because it hides imperfections, and a ceiling is rarely washed. If the walls are being repainted too, the ceiling is done first so any drips land on walls that are still to be painted.

Does my popcorn ceiling have asbestos?

Only a lab test can tell you. Ceilings sprayed as late as the 1980s could contain it, and local rules require a survey regardless of the building's age, so we never assume a ceiling is clean.

Do you remove asbestos popcorn ceilings?

No. If your test comes back positive, a licensed asbestos abatement contractor removes it. After abatement is complete, we can skim, texture, prime and paint the bare ceiling.

Can I just paint over my popcorn ceiling instead?

It can be painted, but painting adds weight and can make the texture harder to scrape later, and any repair to a textured ceiling is hard to hide. If you plan to remove it eventually, removal now usually makes more sense.
